This course covers all the basics of 1031 Tax Deferred Exchanges. We explore the basic property use requirements and holding periods, and required transaction structure. We discuss the concept of like kind property as well as the basic requirements for timelines for proper identification and acquisition timelines under the Safe Harbor rules for 1031. Advanced concepts like Reverse Exchanges, Improvement Exchanges and Non-safe harbor exchanges are explored. In addition to the 1031 Exchange rules students learn the basic tax calculations and Capital Gains Tax implications. In addition, you will learn about unique real property interests such as leaseholds, water rights, grazing leases and government permits and how those apply under 1031.
